Our systems based approach to every aspect of our business has led us to develop a custom software program to manage our projects. TotalBuilder handles our specifications, bidding and subcontracts, integrated scheduling, proposals and change orders, checklists, reporting, work orders and company innovations.
Specifications
In addition to the Broadscope Specifications that we create for each client, every project is further detailed for our trade partners through our system of Quality and Performance Standards. We leave nothing to chance - Everything down to the types of nails is specified here, often accompanied by detailed drawings or procedural photographs. These guidelines have been developed with a wealth of knowledge from our team, our trade partners and industry experts in every field. By supplying this level of detail to every vendor, we are assured that they will be prepared to meet our expectations.
Bidding & Subcontracts
The bidding process is our chance to get the best pricing for each project using the best craftsmen in the business. Our large stable of contractors allows us to competitively bid every trade with multiple vendors and to carefully select the most qualified firm. Our Invitation to Bid packages are unrivaled in the level of detail provided, which allows firms to bid these projects objectively and with confidence, at their most competitive prices.
Scheduling
Each step of the process is timed and coordinated using state of the art project management tools, from first client meeting to substantial completion. This schedule allows us to integrate final construction drawings, permit applications, issuance of bids and subcontracts, and our checklist program into the actual construction timeline. By using this schedule to carefully detail this complicated process we are assured that our projects will be on time and on budget.
Selections Process
We know that building a custom home can be a daunting task and we are here to make it fun and easy, guiding clients through the decision making process. A new home should be the perfect blend of design, quality craftsmanship and, most importantly, a reflection of each homeowner's personality. We work hard to ensure that the client's hand is evident in every detail of the home. The selections process is comprised of four phases or areas of design consideration, with each phase tied directly to the phases of construction.
Checklists
In order to control the quality of work performed by our vendors we have created a highly detailed checklist system. These checklists were created by our Superintendents to assure that nothing gets missed by anyone working on the project. This system is supported by our vendors as well, because it greatly reduces the need for callbacks and punchlists, and reduces costs.
Quality Assurance
The homebuilding process does not end at settlement with a Pohlig home. While we offer one of the best warranty packages in the business, it is our attention to our clients that makes our program stand out. Our first level of commitment is to assure that any construction issues are resolved in a timely fashion. All issues are logged through our custom Work Order module that allows the team to email and track all open items electronically from any location. The next step in our process is to carefully analyze every issue and determine the cause of any failures. To complete this system, our Innovations module tracks changes that we want to make moving forward. This system has lead to hundreds of changes over the years, and ensures that the homes we deliver will be continually improving.
